The average land price will be slightly lower in the first quarter of 2022 than in the previous quarter. Compared to the average land price for the whole of 2021, the land price has still risen, according to the figures from the Land Registry.
The average price for agricultural land in the first quarter was €71.600 per hectare. This means that the price has fallen 1% compared to the fourth quarter of 2021, but still €2.400 above the average price for the whole of 2021. There is a big difference between arable land and grassland. The price of arable land for the first quarter amounts to €81.900 per hectare. That is an increase of 1,1% compared to the last and quarter of 2021 and 4,3% compared to the average price for the whole of 2021. Grassland, on the other hand, decreased by 2,7% compared to the fourth quarter last year. to €64.700 per hectare. Compared to the average price for the whole of 2021, there is still a plus of 2,4%.
Less traded
With 8.300 hectares, 2022% less land changed hands in the first quarter of 15 than in the same period last year. Measured over the last four quarters, 32.500 hectares have been traded. That is 12% less than a year earlier. Relative land mobility - the area traded in relation to the total area - in the last four quarters thus amounts to 1,8%. That was 2,05% in the same period a year earlier. There are large differences in the price of land between the provinces. In Friesland, a hectare of land cost an average of €53.000, while in Flevoland €134.200 was paid per hectare. Let's leave Friesland and Flevoland, land prices in the Netherlands are a lot closer together. Then there is between the province with the highest price (Utrecht with €64.100) and the highest price (Zeeland with €79.600) exactly €15.500.
