3.000 hectares of cultivated land at risk for housing

10 May 2022 - Jurphaas Lugtenburg - 19 comments

The Central Government Real Estate Agency has approximately 3.000 hectares of agricultural land in Flevoland that is potentially suitable as a location for housing. Hugo de Jonge, Minister of Housing and Spatial Planning, writes this in a letter to the House of Representatives on Tuesday 10 May. The CDA minister provides answers to parliamentary questions.

The government land that is suitable for building plans is located entirely in Flevoland. Of the 3.000 hectares that De Jonge mentions in the letter, approximately 1.800 hectares have already been or will be involved in the housing plans. Incidentally, the Central Government Real Estate Agency does not develop any homes itself. Municipalities, housing cooperatives and project developers ultimately have to build the houses. According to the minister, the Central Government Real Estate Agency has a facilitating role in this by making land available.

In total, the Central Government Real Estate Agency manages approximately 90.000 hectares of government land. About 41.000 hectares of this is agricultural land, mainly in the Wieringermeer and Flevoland. The land of the Central Government Real Estate Agency has been issued on leasehold or leasehold and is used by farmers to carry out their agricultural business. In addition, the Central Government Real Estate Company manages more than 34.000 hectares for Defence, among other things.

Logically, the houses have to come somewhere.

That will be a nice patchwork quilt in Flevoland with here and there a piece of lease where houses will be built?

simply offer a tenant payment to those tenants who are 65 years old or want to stop. There are plenty of farmers in the polder (that's what they call themselves) who occupy and sublet the land. No more having a tractor in the shed, but staying a farmer with accounting tricks and occupying the ground

Not to mention the Erf foundation, which occupies almost 2000 hectares and also sublets there, and also always breaks things down in the autumn because they have not started harvesting on time. But we have to be at the forefront everywhere with biodiversity and empty subsidy pots. Of all the farmers in Flevoland, Erf most often left part of its harvest.

Agree, if tenant farmers are no longer active enough or have reached the state pension age = leave, a young person can often use it better.

that's how it has been going for years, if a village gets housing space, a farmer who sits there is offered good money or another piece
has been going well for years right?

Agree with Van Gaal

For years no compensation for termination of lease has been given by the RVB, in the past it has. This would have helped many tenants, who now (illegally) lease/let the land under. This is often necessary due to a lack of pension accrual. They want to get rid of the company, but have no means to buy a house in the village.

Agree , but the other part of the solution is to cancel STerf. This club also just stops things to keep going on their own. Was once intended for temporary management of land that is left. If farmers have to leave Natura 2000 areas, they can easily land in the polder on empty farms that are now occupied by STerf and are sublet to organic/spray farmers.

dare to ask 11 May 2022
how many tenants would it be who do not actually farm. but subletting it in Flevoland?

much more than you think. I know quite a few in eastern Flevoland

I think it's over 100 tenants in the east, 50 in the south and 75 in the stud.

if that gem 30 ha you are talking about 6750 ha.

6750 that is a lot, plus that 1500 from star then you have solved the yellow problem

Pension accrual is up to date, but there are plenty who found a new Fendt for 300 hours a year more important than making a reservation.
So don't beep now, that time has passed.

the new fendt is also a good investment, isn't it?

Replace tenant in this story by single 70+ in house that is too big and you immediately solve another problem.
Where do you want to go in this crowded country?

There must be someone in The Hague with guts and vision.
That can push through, and such a foundation yard stops. and which offers the tenants a neat exit. and thereby solve housing, nitrogen and land occupancy problems.
