Land prices will skyrocket in the third quarter of 2022

The average land prices are in the 3e reached record highs in the quarter of 2022. Especially arable land was sold at a much higher price than in previous quarters. On the other hand, less agricultural land has been traded, even the least since 2014. This is evident from figures from the Land Registry.

The average agricultural land price in the Netherlands is in the 3e quarter of 2022 to €75.300 per hectare (ha), a new record. The price is 9,1% higher than in the 2e quarter of 2022 (€69.000 per ha) and 8,5% higher than the average land price for the whole of 2021 of €69.400 per ha.

Average land prices have fallen slightly in recent quarters, but are now rising sharply. The difference between construction and grassland is increasing. The average price of arable land rose by 9,8% in the past quarter to €86.100 per ha. That price is also 10% higher compared to 2021. The average price of grassland rose in the 3e quarter by 5,5% to €67.100 per ha. That is more than 6% higher compared to the average price of 2021. The average price of silage maize land also increased by 9,5% to €80.500 per ha.

Fewer hectares traded
In the 3e In the quarter of 2022, approximately 5.000 ha of agricultural land was traded. Historically, the least land is always traded in the 3e quarter of the year. For example, 15% less land was traded this year compared to last year in the 3e quarter. In the past 4 quarters this was 29.600 ha compared to 34.800 ha over the same period a year earlier. Relative land mobility - the area traded in relation to the total area - thus amounts to 1,64% in the last four quarters. That was 1,93% in the same period a year earlier.

The average land prices per province are also very different and diverge further. In Friesland, with an average price of €56.100, the lowest amount is paid for a hectare of agricultural land, while in Flevoland the average price has risen to €147.900 per hectare. Prices rose the most in the provinces of Friesland, Flevoland and South Holland. The land price in the southern provinces and Groningen remained virtually the same in the 3e quarter of 2022.

Land is and will remain scarce in the Netherlands. In the longer term, value is stable anyway and more, regardless of the level of interest.
