Insurance premium for asbestos roofs sky-high

Farmers and horticulturists who have environmental damage insurance (MSV) with ASR and an asbestos roof must have drawn up a remediation plan by 2020 at the latest. If they do not, damage caused by asbestos is no longer insured. That reports AMweb.

The insurer states that all asbestos must be removed from the insured objects within the next 3 years. That is earlier than the law prescribes. In addition, the premium of the insurance also goes up a few times. ASR writes that it is confronted with an increase in the cost of claims. This increase is expected to continue in the future. "In addition, extra costs are incurred when dealing with damage caused by asbestos."

For some farmers, premium will be 12 times more expensive 

Substantial premium surcharge
Reason for the insurer to charge a substantial premium surcharge for asbestos. The insurer cannot say how much 'substantial' is. That depends, among other things, on the amount of asbestos on the site. It can be concluded from a letter to advisers that the premium for some farmers will be 12 times higher in the coming years.

For an amount up to 200 square meters a surcharge of €250 per year applies, up to 1.000 square meters it is €1.250 and up to 2.000 square meters customers pay €1.500. For a larger asbestos surface, ASR makes a customized premium calculation.

Additional requirements
In addition to a higher premium, ASR sets additional requirements for the continuation of the MSV. No later than 1 year after the next expiry date, per 2019 or 2020, an asbestos inventory must have been carried out and a remediation plan signed by the customer must be submitted. This asbestos remediation plan has a duration of 3 years.

The asbestos coverage of the MSV will expire after that time, so as of 2022 or 2023. That is 1 to 2 years earlier than that required by the government. Asbestos roofs will be banned in 2024. As soon as customers have remediated their asbestos, the premium surcharge will lapse. ASR immediately asks new customers for an asbestos remediation plan.

It is in any case outrageous that the robbery can oblige this. If they demand it, they have to pay for it. In any case, I don't do anything, simply because there is no money for it, which applies to most farmers and private individuals. Nobody should remediate and let it come to a lawsuit, even to the European Court if necessary. But there are always those peasants who obediently do everything the officials say, frightened bastards, and so we all lose in the end.

The government is very lucky that insurers are suddenly excluding asbestos from coverage on all sides or charging huge premium increases for it. This ensures that a lot of people start remediation sooner.

Has the chance of damage to a roof increase that much? the clearing costs decrease rather than increase and the government has already set a date, the insurance company does not have to do anything more than that? A bit of nonsense to bully a burp for a few more years.

In Belgium you can still clean up asbestos yourself with a shovel, broom and wheelbarrow. Maybe not good either, but it does indicate how far the robbery has gone through here in the Netherlands.

The largest agricultural bank for the agricultural sector in the Netherlands, formerly a farmer's loan bank, had already sneakily reported last year that overdue maintenance is no longer insured (so asbestos) and then successfully applied for a reduction in premium for my buildings. (they don't have to pay a roof at all now) Strange that you I have to go after this myself, I personally wait as long as they come to take over the roof with the help of the mobile unit.

Recently we renovated a roof which is a puppet show. And what a cost. And to think that these corrugated sheets were good at the time , there was nothing wrong with them . I feel cheated by these regulations.

It's drastic, indeed, but if you have a family member dead from asbestosis, a cousin of mine, first half a lung removed and dead in a few years, well, that's something different isn't it.

Yes Johan, but we have placed the asbestos on it with the approval of the municipality and governments, now that it could pose a danger in 1993, it should have been taken back at low cost. Clean up that mess anyway, we've all known this was coming for 25 years, so we had plenty of time to make a reservation.
If nothing happens with such a roof, nothing is wrong, but oh well in case of fire / storm or something like that

We have cleaned up 3 stables, the equipment shed will be built early next year and then we are ready. In any case, it makes us feel good. We would rather have done something else with the money.

The indoor asbestos, the only dangerous type, can simply remain in place, which is not released in the event of a fire. Most of it is released during remediation (wind) unless you build a shed around it. Due to health reasons I do not want to remediate the remediators only protect themselves.

I understand more and more that the old asbestos sheets have to be removed. That's why we also did a part, about 75%. And I thought I was done with it. But nothing. Even plates with 98 and NT appear on closer examination to contain asbestos. That is cosy.
