This is what you need to know about the WOZ assessment

The WOZ-decisions will be put on the mat again during this period. This contains the estimated market value of your company as of January 1, 2017. This value serves as a benchmark for various taxes. However, you should pay close attention, because the WOZ determination can be incorrect. Several advisors warn.

"Pricing is quite difficult due to the relatively small market." Bas van der Wielen, director of Previcus Vastgoed, says so. "There is very little comparative material."

It has become clearer for pig farming, because the operating capacity has served as a guideline for 2 years now. "The square meters of stables, without the tool shed, are multiplied by €150. If the WOZ value exceeds that calculated value, it is wise to have your WOZ value checked," says Van der Wielen.

There is little material to compare

Small part objects
About 2% of the agricultural entrepreneurs object, of which a large part (2/3) is justified. For them, it often results in a reduction in the WOZ value. The WOZ decision can be influenced by various elements, such as the higher land price, the fipronil affair and the environmental measures in Brabant. "The possibly less attractiveness for buying these agricultural companies affects the valuation," says Van der Wielen.

According to Rob Verheijen, legal advisor at WOZ consultants, mistakes are regularly made when determining the WOZ value. "Now is the time to respond. Objections can be lodged within 6 weeks of the date of the decision."

Reference properties
The WOZ value may have been estimated too high. "It is important here that the reference buildings, the more or less similar buildings that were chosen by the municipality around the reference date of 1 January 2017. It regularly happens that these buildings are not similar or that the surface area is larger than the available object," Verheijen said.

The ascription of the WOZ decision may also be at issue. "If the ownership or rent has changed as of 1 January 2018, it is possible that the municipality did not yet have the correct information at the time of the decision. This means that the decision must be annulled," concludes Verheijen.
