Strong recovery of agricultural land prices

In the first quarter of this year, average land prices in our country dropped somewhat, but a strong recovery has taken place in the past three months. For the second time, the national average is above the limit of €80.000 per hectare.

This is evident from the Kadaster's quarterly report. The price of arable land in particular rose sharply by 10,8%, rising to an average of €98.300 per hectare. This means that passing the psychological limit of one ton is no longer far away. With an increase of just under 5% to an average of €76.800, grassland prices rose less quickly. Nevertheless, prices are about 10% above the national average in 2023. Snijmaisland increased by just under 3% last quarter to €81.400.

Mobility up
It is also noticeable that more land has been traded. Compared to the same period last year, the number of hectares traded increased by 400 to 7.200 hectares, which amounts to an increase of 6%. In the first quarter of this year, so-called land mobility was slightly higher.

Big differences
As is known, the differences per province in the Netherlands are large. Agricultural land in Flevoland is by far the most expensive with an average price of €185.100 per hectare. In the neighboring province of Friesland, the average price is €60.700.

Keeping numbers high is not a problem, but then something has to be sold. There is a lot of land for sale in Flevoland that can hardly find a buyer at the moment. You simply don't buy anything above 200k. No idea where the Land Registry gets those prices from.

The pressure on land is only increasing, just look at the Defense Department, which will need thousands of hectares in the coming years for barracks, ammunition depots, training grounds, etc. etc. We are not yet talking about housing construction.

Strange Defense already has 10 thousand hectares of land, let them use it better. for example, at Assenlaaghalerveen, 640 ha, hardly anything is done with it, a large wilderness. Havelte 230 ha ... etc etc

The big money comes from outside agriculture with external investors who lease this land to farmers, with the exception of a bought out or wind turbine farmer.

We are all crazy that we pay those prices, the farmers can no longer finance it, but then have to pay high rent for something that will never become property as assets under your company.

It is better to rent free land for 4500 euros and you will still earn something. By buying for 200000 per hectare you know that you are doing it for nothing.

Land has always been too expensive at the time of purchase. In the long term it always comes to you. Lease is just like renting, at the end a mountain paid but you still have nothing. In the past you could buy smaller plots which made the step much easier.

the government should/could offer leasehold land for sale to the tenant again, this would benefit land mobility again. and give tenants who want to stop a compensation of around 25K

You should not be led by extremes. They are profit hunters or black money investors with whom you cannot become or remain a farmer. There are limits to prices per HA and lease is much more commercial and incidental. What we see in the overview is hutspot!!!!
