The average land price in the Netherlands fell slightly in the third quarter compared to the second quarter. This does not apply to arable land. The price of this land continued to rise and for the former the average price is above €100.000 per hectare, according to the quarterly report of the Land Registry.
On average, €101.200 per hectare was paid for arable land. That is 3% more than in the second quarter of 2024 and even 11,3% above the average price for the whole of 2023, which is €90.900 per hectare. Grassland became 5,6% cheaper in the third quarter compared to the previous quarter and cost an average of €72.500. The price is 4,5% above the average price in 2023, which was €69.400.
All in all, the average land price comes to €83.900 per hectare. That is 0,6% lower than in the second quarter. The average land price for the whole of 2023 is €78.800.
Large differences between provinces
In the third quarter of this year, 5.000 hectares of land were traded. That is 900 hectares more than in the third quarter of 2023. A total of 30.000 hectares were traded over the last four quarters. The relative land mobility over the last four quarters was 1,67% compared to 1,57% in the same period a year earlier. Flevoland is by far the province with the highest land price at €185.100 per hectare. In the neighbouring province of Friesland, a hectare costs an average of €62.000 per hectare and therefore has the cheapest land. For one hectare in Flevoland, you can buy almost three hectares in Friesland.
