Agricultural land prices fell again in the second quarter. Only grassland increased further in value. Land mobility, on the other hand, is increasing due to more hectares traded. It is striking that land prices actually fell in only two provinces.
This is evident from the Land Registry's quarterly report. The average agricultural land price is still just under 5% above the 2024 level, but is again declining quarterly. In the past quarter, it fell by 2,2% to €89.300 tons.
It's striking that the price of arable land has fallen below €2,1 again after three quarters. With a 98.500% decrease, it drops back to €1,1. The price of grassland continues to rise, increasing by 83.400% to €XNUMX per hectare. However, the upward trend is leveling off somewhat.
Despite lower arable land prices, demand for agricultural land remains buoyant, as evidenced by increased land mobility. In the second quarter of 2025, 7.700 hectares of agricultural land changed hands. This is almost 500 hectares (+7%) more than in the same period last year.
Price drop in Flevoland and North Holland
The decline in national land prices is remarkable when compared to the situation per province. Only in Flevoland (-1%) and North Holland (-3%) is a decline visible; in the other provinces, prices are rising further. Prices are rising quite rapidly, especially in the northern provinces.
The reason for this discrepancy is that the provincial quarterly prices are calculated as a moving average over four quarters, while the national quarterly price is the actual price for the quarter. The provincial moving average therefore lags slightly behind the national quarterly price development, according to the Land Registry.
Despite a slight decrease, Flevoland remains the most expensive province with an average of €182.900 per hectare. The neighboring province of Friesland has the lowest average price of €64.300.
