The storm on the rising land market has subsided

After a year of peaks and troughs, land prices are returning to calmer waters. While 2024 was still characterized by significant spikes, the Land Registry's figures show much smaller differences this year. Read more about the development of arable land, grassland, and average prices per hectare.

Last year, land prices saw significant monthly fluctuations. Transactions in arable land, in particular, but also in grassland, saw significant price fluctuations during the summer and early autumn. This year, the picture is quite different. There have been no major spikes, and last year's price fluctuations have leveled off to a slight ripple. In 2024, the average monthly price of agricultural land ranged from €74.000 in July to €98.000 in November. This year, the differences are much smaller: from €87.000 in February to €92.000 in June.

Peak in October 2024  
Arable land prices rose above €100.000 per hectare for half of 2024. This happened only three times this year, and each time at a minimum. The peak in 2024 was reached at an average of almost €128.000 in October. Given the falling prices for potatoes, dairy, and pork, the incentive to pay higher land prices has been tempered. In an uncertain market, buyers are keeping a tight rein on spending.

The average price of agricultural land this year remains slightly higher than the €85.300 it reached in 2024. In the first eight months of this year, the average price fluctuated around €90.000 per hectare. This is mainly due to higher prices paid for grassland. Just as in the last quarter of 2024, grassland prices exceeded €80.000 per hectare in most months this year. For the entire year of 2024, this price averaged €76.000 per hectare.
