Grassland rises above 100.000 euros per hectare

An average of €103.188 per hectare was paid for grassland in December, according to figures from the Land Registry. This is the first time in the Netherlands that the average monthly price for pastureland has exceeded €100,000.

The monthly grassland price in December is a significant outlier compared to normal price trends. Over the previous twelve months, this price fluctuated between €77.000 and €89.000 per hectare. An average for the entire year of 2025 has not yet been announced, but it is expected to be around €83.000 per hectare, given the results earlier in the year.

Due to the high average price paid for grassland last month, the difference with the price level for arable land is relatively small. For arable land, the monthly price dropped to just under €110.000 per hectare. The difference compared to pastureland thus fell to less than €7.000 per hectare. Over the whole of 2025, the difference between grassland and arable land will easily reach €20.000 per hectare.

Arable land has seen substantial increases in prices over the last three months of 2025. While the price per hectare remained just below €110.000 in December, prices in October and November were well above that level. In September, prices surpassed €120.000 per hectare. 

Arable land prices have thus taken a significant step upward, despite the sharply disappointing prices for freely tradable arable products. Sugar prices have also fallen. It appears that in the last four months of 2025, the focus was primarily on arable land purchases in more expensive areas. In the first few months of the year, the average price for arable land hovered around €100.000 per hectare.

It's a societal fact that in today's world, the rich are getting richer, while those with less are often forced to make sacrifices. With land acquisitions, we also see large, often more affluent, companies buying land and driving up prices. It's all perfectly logical and understandable, yet incredibly sad and inexcusable for the world's poorest. I know there are wealthy people who recognize and accept their responsibility in this matter, but there are also many who don't care at all. I won't be making much of a difference with this, but I want to mention it anyway.
