'It's never a straight-forward job'

Van Berkel Groep is a Brabant family business that is active, among other things, in the construction and maintenance of landscape and infrastructure, agricultural services, green and building materials recycling and logistics services. Hein van Berkel owns the company together with two brothers and a cousin. "A similar company was already located here, which we rented in the first instance. The zoning plan had to be changed to convert the adjacent agricultural land into commercial activity. A difficult procedure, in which we worked together with the landlord," he says. "When he suddenly passed away, we made the purchase and the location had to be appraised. Then a partner like Bernheze Makelaars is ideal, because they have real estate specialists in all areas."

Determine market value
The valuation of this plot of almost eleven hectares was quite complex. "One part is the existing business location, part is specifically intended for agricultural use, part is the existing agricultural location that is being transformed and a fourth part has a nature destination," explains NVM Agrarisch & Landelijk broker Kees van Dijk of Bernheze Makelaars. "You have to look through different glasses to attach a market value to this. That's why my colleague Richard Roefs and I did the valuation together. I from the agricultural side, he from the commercial side. Composting is specifically allowed at this location in the outlying area. The same company on a business park would look different, so we had to look carefully for references, because you don't come across something like this very often."

Piece of nature
Van Dijk and Roefs delved into the zoning plan and environmental legislation. "The countryside is changing. Quality improvement is the magic word for the transition in the countryside. This applies to both private individuals and companies," says Van Dijk. "Van Berkel would like to expand, then you have to make it acceptable for the environment. That is why a new piece of nature is being developed. This is interesting for an appraiser. Infiltration Pool
To minimize the burden on the outlying area with their activities, Van Berkel is investing in a piece of nature reserve with an infiltration pool. The infiltration pool allows rainwater to penetrate into the soil and prevents the water from being drained quickly. Important to prevent desiccation in the region. "And we will cover the edges of the company plot with native greenery. As a company, we think it is important to take into account the environment and the people who live nearby," says Van Berkel. "We are now in the final phase of permitting and building plans for the storage buildings. As soon as that permit has been obtained, we can realize the plan."

Prepared for ice
The Van Berkel Group and Bernheze Makelaars have been working together for a number of years. "They actually do everything for us that has to do with real estate," says Van Berkel. "From appraisals and entire company relocations to more spatial planning issues. It is great that we can discuss the right route with them at an early stage.
