This story begins in 2012, when Willy Daggenvoorde ends his dairy farming. He has no business successor and can contribute his land for voluntary plot exchange. But the beautiful farmhouse, built in the seventeenth century and in excellent condition, is much too big for Willy and his wife alone. There is also a second home in the yard, a semi-bungalow that had served as a company home. In 2015, the couple will meet with NVM Agrarisch & Landelijk broker André Olden from Bathmen.
When Willy quit his business, it was time to sell everything. The farm attracted many interested people. However, there was no match. NVM Agrarisch & Landelijk broker Olden decided to change tack with, among other things, the Red for Red scheme. This makes it possible to build a new home in exchange for the demolition of barns. The main goal is to keep the rural area visible. "We took a smart approach," says Willy. "A change of use was possible, but we did not prepare it. This allowed us to sell the plot as agricultural land. This is taxed with 6% transfer tax instead of 21% VAT. A significant advantage for the buyers."
All options open
Because the semi-bungalow was already cadastrally separated from the farm, the agricultural heritage had now been changed into 3 separate plots. Behind it all, Willy kept a piece of land in reserve. This was also a strategic choice. Willy: "You never know what type of buyer will come to the farm, the semi-bungalow and the building plot. Maybe someone who is looking for space for his company, or someone who wants land for his horses. With the extra land as a buffer, we kept all options open to buyers."
New happiness
The lot was sold in 2017. The buyers then had the use changed from agricultural to residential. Within a year, the farm and the bungalow also found new owners. Willy and his wife moved to a detached house in the village. The former cattle farmer still takes a weekly look at the place where so many memories lie. "It's great that now these people find their happiness here. The processes required patience and collaboration, but also made a lot possible. Everyone is very happy with the results."
Rare combination
The farm is now occupied by a family with children. They fell for the atmosphere, the rural location and the space around the house. The new occupant of the bungalow was looking for a small, well-maintained and affordable house with space for a shed. A rare combination, but it is possible in the countryside. The buyer of the plot is having a so-called barn house built. The robust shapes, natural materials and the characteristic saddle roof fit beautifully into the landscape. The house is very spacious and of course very energy efficient!
