From his small-scale dairy farm in the Frisian town of Twijslerheide, farmer Faber had already seen the advancing buildings rapidly approaching him. Farmer Faber passed away in 2009. The municipality paid out part of the plan damage and compensated the other part in kind: through another zoning change. With this they offered the Faber family the opportunity to allocate the plot and offer it on the housing market.
Unprecedented spacious lots
The zoning was changed to residential, which gave Sjoerd the opportunity to allocate ten free building plots. "We have even concluded an extra deal with the municipality," says NVM Agrarisch en Landelijk broker Ebbers. "Adjacent was another piece of land owned by the municipality. We will include that as a plot in the sale. All parties are happy."
A piece of land has also been added to the plan on the other side of the original plot. As a result, more than one hectare of land can now be divided over a maximum of ten homes. Unprecedentedly generous. And the distribution is flexible. Sjoerd: "For example, four houses can be built along the road. That can be two two-person houses, but three or even two detached houses are also allowed. Just what the buyer wants!"
"It doesn't get any cheaper"
With rising house prices, it is becoming increasingly attractive for private individuals to purchase repurposed agricultural plots. The agreement offers space to optimally match housing needs and budget. In addition, the land price is very attractive and free by name, says NVM Agrarisch & Landelijk broker Jos Ebbers.
