The broker as real estate advisor

Years of contact with a very diverse service. That is how the relationship between broker Ado Vermeeren from Rijsbergen and the Vermeulen family from Den Hout - both villages in the south of Brabant - can best be described. "We know what we have in each other. Every time Vermeulen wants to take a step in the field of real estate, my phone rings."

"Our collaboration started when I had to do a valuation for a company takeover. Vermeulen grows strawberries for the business market," recalls Vermeeren, who, together with his wife Desirée and his colleague Sabina, specializes in the sale and purchase and valuations of agricultural companies and rural homes. "The collaboration went so well and pleasantly that we stuck together. The next project in which I supported Vermeulen was the purchase of a greenhouse horticulture location. Previously, I had sold a piece of land in the area that would be ideal for the expansion to an investor. However, there was also a house on it, which I had sold to a private individual." So consultation had to take place with both parties to see if they were prepared to sell. "Together with a good consultancy firm, we started to map out the various factors and provide planning guidance. In these types of cases, I am a project supervisor who ensures that all parties talk to each other and that the processes continue. Within a few months, we had the permit in order and we could proceed with the purchase."  

Not much later, Vermeeren was called in again for a similar situation in which Vermeulen wanted to buy a location to build housing for migrant workers. "However, there was a house at that location where an elderly, single gentleman lives. We entered into discussions with the gentleman and his children to discuss the plans in an open manner. A few months later, the purchase agreement was concluded: the migrant workers will be on the back lot and the elderly gentleman on the front lot, who can stay there as long as he wants. Everyone is happy."

Nevertheless, Vermeeren is also active as a 'normal' real estate agent for his client. "The son and daughter of the Vermeulen family are also joining the company. The parents want to make room for their youth and are looking for a new, suitable home to live in themselves. They would like to stay close to where they come from. So we have an assignment to look for a suitable house. But the couple recently saw a beautiful house themselves. I still have to go there, but I have already seen that it has no direct residential destination. That means that we have to talk to the municipality again and possibly rezone it. And then I can and have to turn other buttons again," laughs Vermeeren.

Vermeeren is involved in various files as a broker and real estate advisor during both the business and private life of a client. "Our clients know that we can do more for them than just guiding a transaction and therefore find us for various files. Incidentally, we only do this for the land or home owner and not for government bodies and developers, which allows us to work purely and with passion. That is what makes my work interesting and why I have enjoyed doing it for so many years!"
