Land price gets pets from decline in arable land

The sales price of Dutch agricultural land was 3 percent lower in the first quarter of this year than at the end of 2016. The reason for this is the fall in arable land, according to Het Kadaster in its 2017 quarterly report. 

The average agricultural land price in the Netherlands is first quarter of 2017 amounted to 57.800 euros per hectare. That price is almost the same as the price for 2016: 57.900 euros per hectare, but 3 percent lower than that in the fourth quarter.

Price of arable land falls sharply
The fall in prices is mainly determined by the fall in arable land of almost 7 percent; from 66.500 euros in the fourth quarter of 2016 to 62.000 euros per hectare in the first quarter of 2017. Over all of 2016, arable land recorded an average price of 65.700 euros per hectare.

Grassland price fairly stable
At 53.700 euros per hectare in the first quarter of this year, grassland is almost the same as in the fourth quarter of 2016 (54.100 euros per hectare). Also compared to the first two quarters of 2016, the price has hardly changed. The drop in the price in the third quarter is explained by a relatively large transaction in which extensive grassland was sold.
 
South most expensive
Ground mobility has increased slightly. The highest land prices 
are made in the South region. Since 2012, these have been on average 17 percent above the Dutch average. Nevertheless, the average agricultural land price in the first quarter of 2017 fell very slightly (less than 2 percent) to 66.700 euros per hectare. Agricultural land in the Northern part of the country is the lowest priced, on average 17 percent below the national level.
 

Another decline in the West 
In the Eastern part of the country, the price of 1 euros per hectare in quarter 58.500 was 4 percent below the average price in 2016 (60.900 euros per hectare). Another drop in West. Compared to the fourth quarter of 2016, the price dropped approximately 3 percent to 54.300 euros per hectare. That is also about 3 percent below the annual average of 2016 (55.700 euros per ha). The price of land in West in the first quarter of this year is 6 percent below the national average.

look at the house prices on the Herengracht in A'dam and compare it with the gold price in 300 years and you will be shocked!
the price of land is excruciatingly expensive and will undoubtedly peak the day interest rates begin their deserved rise . Farmers you have been warned, keep dreaming of the millionaires' world, in the end only the "air" remains and that is air (little castle?).
