The most expensive land is found in the south

The average agricultural land price in the second quarter of 2017 is €57.800. That is the same as the first quarter of this year. The Land Registry and Wageningen Economic Research report this in the latest quarterly report.

The price of grassland has increased by 2,6% in the past quarter, reaching €53.700. In the first quarter of 2017, that price still stood at €55.100. On the other hand, the land price of silage maize land was unable to rise. That price drops by 1,5% to $59.800. That was €60.700 in the first quarter.

The price of arable land did not rise, but neither did it fall. The price remains stable at €62.000. That is far below the average (5,6%) for the whole of 2016.

Prices very different per region
The prices in the different regions: north, east, south and west are quite different. For example, the average land price in the North region fell by 1,4%. This brings the price to €51.000. In the first quarter of 2017, this was €51.700. This gives the area the lowest land price in the Netherlands. However, that is still 4,6% above the price of 2016. That was € 48.800 per hectare.

Land mobility in the north of the country has increased, from 4.700 hectares in the first half of 2016 to 5.100 hectares in the past six months. 

In the East region, the price of land has risen. There, the average agricultural land price rose by 2,6% to €60.000 per hectare. In the first quarter of 2017, that price still stood at €58.500. However, that is slightly lower than the average in 2016, which amounted to €60.900 per hectare. There has been a considerable decrease in the amount of land that has been traded. In the first quarter of 2016, 5.600 hectares were traded, in 2017 that is only 5.100 hectares.

South turns out to be the most expensive
The highest price is paid for agricultural land in the south of the Netherlands. The average price is €66.700 per hectare. This means that the price is almost the same as the average price of 2016. However, this price is well above the prices of the other regions. The difference with east and west is 11% and the difference with region north is no less than 31%.

Slightly more land was traded in this region than in the first quarter of 2016. At that time, 4.700 hectares of land were traded and in 2017 this was 5.000 hectares. 

In the west of the country, the average price has risen sharply this year. This is an increase of 10%, bringing the price to €59.900. That price is 7,5% above the average price of 2016. In the West region, 2.800 hectares of land were also traded. That is 500 hectares more than in the first quarter of 2016, when the traded land amounted to 2.300 hectares.

Total traded land increases
In the first 2 quarters of 2017, a total of 18.000 hectares of agricultural land was traded. That is 3,4% more than in the first half of 2016. At that time, only 17.400 hectares of land were traded.
