Land in the West of the Netherlands considerably more expensive

The Dutch land market will remain reasonably stable in the second quarter of 2017. With an average land price of €57.800 per hectare, the price is unchanged, according to the second quarterly report about the agricultural land market of the Land Registry and Wageningen Economic Research.

However, the stable average conceals changes in price per type of land use and part of the country. For example, the price of grassland rose by 2017% in the second quarter of 2,6 compared to the first quarter. This brings the land price to €55.100 per hectare.

Maize and arable land
In contrast, the price of silage maize land fell by 1,5% to €59.800 per hectare. The price of arable land in the second quarter of 2017 remained the same as in the first quarter, namely €62.000 per hectare. That is 5,6% below the average price for the whole of 2016. It was €65.700 per hectare.

Plus in East
It is striking per part of the country that the average price of land in the west rose the fastest. In the second quarter of this year, it increased by 10%, from €54.300 in the first quarter to €59.900 per hectare in the second quarter.

Admittedly a less rapid increase, but also a plus in the east. One hectare grew on average by 2,6%, from €58.500 in the first quarter to €60.000 per hectare in the second quarter. In the Northern Netherlands, where the price is the lowest of all parts of the country, the average price fell further in quarter 2. 1 hectare now yields an average of €51.000. The southern part of the country remained unchanged.

Increase in ground mobility
Soil is getting rid of something a little faster than in the same period last year. In the first 2 quarters of 2017, a total of 18.000 hectares of agricultural land was traded on the free market. That is 3,4% more than in the first half of 2016, when 17.400 hectares of farmland changed hands.

Relative land mobility, the area traded compared to the total area of ​​agricultural land, was 1,01% in the first half of this year, compared to 0,95% over the same period a year ago.
