Lease prices show significant differences

9 November 2017 - Kimberly Bakker - 29 comments

At the end of September, the Central Government Real Estate Agency (RVB) announced that it would offer 39 plots in the IJsselmeer polders for deregulated lease, a total of 836 hectares. Today, Thursday 9 November, the RVB will announce the lease prices.

What is immediately noticeable is that the lease prices vary considerably. The highest price is paid for a plot of 20.56.80 hectares in Emmeloord (€3.550), with a duration of 3 years and 11 months. The lowest price is for a plot of 08.72.45 hectares in Kraggenburg (€1.001), with a term of 5 years and 11 months. The average lease price is therefore €2.228,02.

22 lots were offered in the Noordoostpolder, 1 of which was eventually withdrawn. The highest price here is €3.550 for lot number 9 on the Friesepad in Emmeloord. This concerns a plot of 20.56.80 hectares and a lease period of 3 years and 11 months. In second place is lot number 5 on Weg van Ongenade in Creil, with a price of €3.333. It concerns a plot of 11.22.92 hectares and a lease period of 5 years and 11 months.

The lowest prices can be found in a price range from €1.001 to €1.962. The price of €1.001 occurred at lot number 14 on Paardenweg in Kraggenburg. It concerns a plot of 08.72.45 hectares and a lease period of 5 years and 11 months. 1 lot has been withdrawn in the Noordoostpolder.

The average rent in the Noordoostpolder is therefore €2.357,14.

The plot size varies from 19.58.30 hectares to 33.69.60 hectares. All 5 plots are leased for a period of 3 years and 11 months.

On this side, I would like to congratulate my colleagues who made the winning bid. A wonderful opportunity to find out what the polder floor has to offer. AM, white rot, all kinds of nematodes and faltering drainage and broken soil for dessert.

What low prices!
Many have been sleeping.
In Eastern and the NOP it is low and the one from the south on the Dodaarsweg is next to nothing!

Leasing land and renting it out directly, potato land pays a few large rent boys for 2500, tulips also yield 4000. Silver onions are also willing to pay well. Checkout!!!
Grow your own beets. The rest of the corn on top and receiving shit money.

I say it again many have been sleeping.......

RVOB congratulations, wise and good policy.
Now tenants and property farmers (read everyone) both have a fair chance to lease/rent.
The nice and fair thing is that everyone can participate, including entrepreneurs outside the polder.

The normal rent may turn out to be a bit higher, 20% - 30% price increase is realistic.

You have not read the conditions?
piet 9 November 2017
What exactly are the conditions?
rene 9 November 2017
what are people working on and then reactions like shit money and corn on it too crazy for words corn for 1700 selling 30 cubic meters x 3 euros makes 1790 count from your loss a bit stupid. lease price will have to come down considerably if we want to keep our head above water. and try to keep our cost price somewhat competitive with foreign colleagues
Johan 10 November 2017
It's great that there are farmers who can farm so well that they still have something left over from this.
piet 10 November 2017
You better buy land
Renting impoverishes you

Honest farmer is right.
It's not much, prices were not too bad for me.

I would have expected it to be much higher next time.

Could someone explain to me how you can earn some money from this? Because anyone can jump high and low but prizes of 2500+ can't at all. After all, you can't put potatoes on that ha every year.
Berry 10 November 2017
For example, an arable farmer can register on a plot to grow his arable crops there. And then rent out his own land as much as possible for bulbs, vegetables or other crops with a higher yield.
benw 10 November 2017
There are not many who can sustain this top sport.
lien 10 November 2017
berry has you checked for vegetables is 1000 already too much. and start renting out your own land and then yourself for a price that is 2,5 x too high. lease back sick/poor land. what are you doing then. just sickening like a bunch of little kids fighting over a leaky ball bidding each other all the way to sow 15 cent wheat for the outside world .you better become a postman

Here in the south west, half of the grain has to be used up on leased land of that kind, is that also the case in the polders?
Jan 11 November 2017
"This brings the average lease price to €2.228,02."
That is not a calculation of the average, let alone the weighted average.
It doesn't even indicate the price.
kidney 11 November 2017
Another year of carrot and onion prices as last year, then things will go wrong and there could be more supply of land that has to be sold.

erik 11 November 2017
that offer is okay. A bank does not just drop companies that are heavily financed, then they themselves suffer a loss. They have each other in a kind of stranglehold.
Jaap 11 November 2017
and yet one of them is the first to fall out of that stranglehold whoever it is .then it is very wrong you can go to a rental house in the top block keep up the rat race

I myself rent a piece for carrots! 2500 euros, Flevoland.
inquirer 12 November 2017
are these prices per year? if yes, then I don't understand it in any way and if I don't understand it can't be and it certainly won't last....
Joepic 12 November 2017
Fred I offer you 250 euros more!

Frenchman 13 November 2017
we are talking about the purchase price. Rent with us between 95 and 150 euros.
hans 20 November 2017
look the French get it. That's how it should keep costs low in these dredging times. what are we doing paying so much and then at the harvest also adding at least the same amount because the harvest comes out in the minus
Farmer 21 November 2017
It also seems more convenient to me to buy 100 ha in France than to lease 25 ha of farmed land for a few seasons in the polder
call 21 November 2017
Frenchman, where is France to find that? I also wanted to emigrate in the past, quickly came to a €15000/ha and then only in "grain regions" so no high balance of crops, because wheat from 7 to 8t at 145euo does not progress either.
greetings, "un petit belge"
piet 8 December 2017
With us in the region pay de loire land price 2800,-. Lease price 140-150,-.
Grows fine corn without irrigation.
The subsidy per ha is higher than the rent!
Get plenty of land.
In the spring 3 thick cuts of grass removed.
8 tons of wheat with very little cost.
Fertilizer placement is not in the dictionary.
