The Land Registry has announced that agricultural land prices rose by 2017% in 3. The difference between the prices for grassland and arable land is striking. While the grassland price rose by 7%, the price for arable land fell by 4%.
The average price for agricultural land in 2017 was €59.637 per hectare. That is 3% more than in 2016. This increase is caused by the upward price for grassland. The average arable land price, on the other hand, fell. In 2017, the average increase was less sharp than in the previous year. Then prices rose by an average of 5%. This is evident from recent figures from the Land Registry and Wageningen Economic Research.
Price of arable land falls
The price of arable land in 2016 was €64.500 per hectare. In 2017, the average price was €62.000. This has reduced the price by 4%. However, this price is determined on the basis of a small number of transactions.
The lower selling prices in arable farming may be to blame for the declining demand for arable land. However, the decline is less sharp due to some outliers. In particular, the transactions in the Flevopolder drove the average price up significantly.
Grassland prices up
The average price for grassland rose sharply, namely by 7%. Over a period of 5 years, the price of grassland has increased from approximately €46.800 per hectare to €57.000.
The price of arable land has increased by 5% in the past 16 years to almost €62.000 per hectare. The long-term figures therefore show an upward trend.
