Price for agricultural land doubled

The average price for agricultural land in 2017 was €59.500 per hectare. That means the price has almost doubled in 10 years; 10 years ago, €33.500 was paid. This is reported by the Dutch Association of Real Estate Agents and Valuers (NVM) in the publication 'Vastgoedmarkt in Beeld 2017'.

The price for 1 hectare of arable land in 2017 was €65.500, slightly lower than in 2016 (€65.700). The prices for arable land vary widely; for example, 1 hectare of arable land in the IJsselmeer polders was sold for more than €103.000, while half was paid in the Northern Pasture Area (€50.500).

Grassland price rising
The NVM reports that the prices for grassland are on average about €10.000 lower than those for arable land. Plots of grassland were sold for an average of €2017 per hectare in 55.500. That is an increase of 5%, compared to the price in 2016 (€52.800 per hectare).

This increase was mainly reflected in the Waterland and Droogmakerij areas, where €57.200 was paid, and the Central Livestock Area. There, an amount of € 58.700 was paid for 1 hectare of grassland.

IJsselmeer polders
In the IJsselmeer polders and South Limburg in particular, the NVM saw a clear drop in the grassland price. Incidentally, insiders report that the grassland price in the IJsselmeer polders has not fallen. The lowest price for grassland is still paid in the northern provinces (between €47.200 and €42.600 per hectare). The prices for grassland in the Southern Livestock Area compare with the prices of arable land (€65.600 per hectare).

No news. Happened every 10 years since 1963 when land trade became free. Land was, is and will always be too expensive. However, buying on is necessary if you want to remain active in land-based agriculture in the long term.
