Land price falls due to lower grassland price

7 May 2018 - Anne Jan Doorn - 4 comments

The land price fell somewhat in the first quarter of 2018, compared to the fourth quarter of 2017. The decrease was partly due to a falling grassland price. The price for 1 bunder is €60.000. That figures from the Land Registry and Wageningen Economic Research.

The land price is, compared to the average price of 2017, increased slightly. That came out at € 59.500. Compared to the fourth quarter of last year, the price has fallen slightly (-2%). The price for arable land, with an average price of €65.800, has remained the same as the price in the fourth quarter of XNUMX. 2017.

65.800

euro

is paid for 1 hectare of arable land

The decrease is mainly caused by the price of grassland. This has fallen by 3,5% to €55.900 per hectare. According to Wim Stigter, broker at DLV Advies, this is because the dairy farmer gives priority to buying phosphate rights. "I don't expect the price to fall further, because there are also farmers who take it into account at an early stage advice from the land-relatedness committee."

Northern land price weakened
After the price in the north of the country rose last quarter, the price has now weakened again. More than €55.000 is now being paid per hectare. The price in the west of the Netherlands has fallen sharply (-8%) and is therefore approaching the price in the north. In the west, €56.700 per hectare was paid. However, less land has also been traded in this region.

Land prices remain highest in the south of the Netherlands. In that region, the price has risen again, reaching €2018 per hectare in the first quarter of 67.800. A lot of land has also been traded in the region. In the past 4 quarters, 10.700 hectares have been traded in the south, 8% more than in the previous 4 quarters.

The land price in the east of the country has stabilized at around €60.000 per hectare. With 9.900 hectares, more than 2018% more land was traded in the Netherlands in the first quarter of 10 than in the first quarter of last year.

Theo, how do you calculate that, set up an example calculation, because I can also buy land.

When you buy land you should not be able to calculate, it is an investment, not a cost reduction.

When you buy land you shouldn't complain if it takes a few days
is dry, and not looking at government fees,
Only a little less government involvement would be nice!
