Land price continues to rise in the south

In the south of the country, the price of land has again risen most sharply. There is a lot of demand for high-quality plots, let brokers know. Prices also rose in the west, while the north experienced a decline.

The land price in the south of the country continues to rise, while there are problems with yields. In the second quarter, the price increased by 5% to €71.200 per hectare, according to Numbers of the Land Registry.

However, there are major differences between the areas in the South region. In general it is: the more westerly, the more expensive. In Zeeuws-Vlaanderen and Noord-Beveland, around €85.000 is paid per hectare for good plots. If we look at the East Brabant region, €70.000 is paid per hectare.

High demand for good quality soil

A lot of demand
According to Jan Staal (Staal Makelaars) the price of land in this region is rising because there is a lot of demand for good quality land. "The good land in West Brabant and Zeeland are in demand. The large companies in particular show an appetite for land. Those large companies determine the market and mainly buy large and well-parcelled plots." 

Prices in the 3 other regions are lagging behind in the south. Only in the East region has the price (almost €60.000 per hectare) not changed much. More land has been traded in this region.

Decline in the North
A decrease can only be seen in the North region. In this region there, the price dropped to €54.200 per hectare. This after a strong price increase in the last quarter of 2017. In the West region, after a sharp decline in the first quarter, the price increased again by 5% to €59.000 per hectare.

In the second quarter of 2018, more than 9.000 hectares were traded, about the same as in the second quarter of 2017. The area that was traded (over a period of 2 years) has also remained virtually the same.
