Lease prices show an increase again

On Wednesday 21 November, the Central Government Real Estate Agency (RVB) announced the lease prices for the 26 plots offered in the IJsselmeer polders. The prices show that the public tender has again led to higher prices than last year.

The highest price was paid for 1 lot in the Noordoostpolder. This concerns an amount of €3.829 per hectare. The lowest price in the overview is €1.300 and relates to 1 lot in Wieringerwerf. The issuance period differs per lot and can vary between 2 and 6 years.

Lots not issued
Also, 2 lots were not issued, which had to do with the lack of valid bids. The lots will be issued in the second round, the RVB reports. These are likely to be awarded later this year.

The plot on Rijksweg in Ens (number 5) has been withdrawn. No bids have been received for this. However, it is not surprising that there has been no interest in this until now, because the plot is surrounded by roads and highways. The restrictions of the construction plan of the relevant plot are not stated in the overview of the RVB.

Average
What is also striking is the considerable difference in the average prices between Flevoland and Noord-Holland. In Flevoland, the average is €2.336 per hectare, while in North Holland it is a price of €1.642 per hectare. This brings the difference to almost €700 per hectare.

Compared to last year, however, the average price has decreased slightly. In 2017, the average price was €2.228,02 per hectare, compared to €2.155,83 per hectare this year. On the other hand, the highest and lowest prices have risen, compared to last year† Last year the highest price was €3.550 per hectare and the lowest price was €1.001.
