Belgian land price rises for fourth year in a row

The average price for 1 hectare of agricultural land in Belgium last year was €46.778, about half a percent more than the year before. It is the fourth year in a row that the price of land has shown an increase, as the Notary Barometer agricultural land of the Federation of Notaries (Fednot) shows. 

Farmland is in Belgium again became more expensive. In 2019, the average price for 1 hectare of agricultural land was €46.778, which is 0,6% higher than in 2018. This means that Belgian agricultural land has become more expensive for the fourth year in a row: between 2015 and 2019, the land price has increased by 28,7 up .21%. Strong increase in Wallonia, decrease in Flanders
It is striking that the land price for agricultural land in Belgium in the first half of 2019 showed another decrease: -3,9%. In the second half of the year, however, a clear reversal was visible, when the price rose by an average of 6,4%. Wallonia in particular has played a large part in this. In that region, the price increased by 12,5% ​​in the second half of the year, compared to the first 6 months of 2019.

Also seen over the year as a whole, the price of land in Wallonia has risen sharply: +7,6%. This brings the average price for 1 hectare of agricultural land to €34.936. Land prices have risen sharply, especially in the Walloon provinces of Namur and Luxembourg. These are increases of 14,4% (to €36.243) and 26,7% (to €33.592) respectively. In the province of Namur, this may be due to the fact that the average area of ​​agricultural land has shrunk sharply -24,5%. 

On the other hand, the price in Flanders has dropped slightly. The average price for 1 hectare of land there fell by 0,4% to €53,899, although this is still considerably higher than in Wallonia. However, the price movements in this region are much more diverse: from a decrease of -6,4% in Limburg (€42.382) to an increase of 8,8% in East Flanders (€55.324). West Flanders is the most expensive province in the country with an average price of €64.561.
