Agricultural land price equal to last year

The average price for a hectare of agricultural land in the Netherlands in the second quarter of 2020 is almost the same as the price for the whole of 2019. However, a decrease is visible compared to the first quarter, according to the latest figures from Wageningen Economic Research and the land registry.

In the Netherlands, the average agricultural land price for the second quarter of 2020 is €62.000 per hectare. That is almost equal to the average price for 2019, which is €61.900 per hectare. Compared to the first quarter, a decrease visible from 3,7%. The figures also show that 6 hectares were traded in the first 7.600 months of the year, which is 500 hectares more than in the same period last year (+7%).

The average price of arable land has decreased by 3,5% to €69.600 per hectare, which is about 2% lower than last year's average (€71.200 per hectare). The price of grassland also fell in the second quarter: -2% to € 57.600 per hectare. Incidentally, this is still 2% higher than the average price for 2019 (€56.500 per hectare).

Most expensive land in the south of the Netherlands
In the south of the Netherlands (Southwestern Arable Farming Area, Southwest Brabant, South Limburg and the Southern Livestock Area) you pay the most for a hectare of agricultural land. The average land price in this region in the second quarter amounted to €73.500 per hectare, an increase of 2% compared to the first quarter. Over the whole of 2019, the average land price in this area was € 71.100 per hectare.

The 'cheapest' land, on the other hand, can be found in the Bouwhoek and Hogeland, Veenkoloniën and Oldambt and Noordelijk Weidegebied regions (the Landsdeel Noord). The average agricultural land price for this region in the second quarter of 2020 will be €57.900 per hectare (+1%). In the east of the country, a decrease of 8% is visible, bringing the price to €61.000 per hectare. In the west, the price of land fell by 14% to €58.700 per hectare.

Price is also not really interesting, what matters is what you can earn with it. Most agricultural land in NL is dead capital if you look at it properly.
