Landlords are very disappointed with even higher levy

Landlords of agricultural land are very disappointed with the new Tax Plan for 2021 that the cabinet presented on Budget Day. The capital gains tax, which they detest, will be increased by 1 percentage point. The Private Land Ownership Federation (FPG) has been campaigning against the amount of this levy for its members for some time now.

The advocate for private landowners is therefore very disappointed in the cabinet's plans. The plans provide for an increase in the rate of the general capital gains tax from 30% to 31%. This is against the sore leg of the FPG. "The already unjust and unfair capital yield tax is not only perpetuated, but is further deteriorating the situation," the organization said in a statement.

The capital yield levy has been a thorn in the side of the FPG for years, because according to this organization the levy for leased land is higher than the rental income. Previously has the federation calculated that in more than half of the leased areas the lessor pays more in box levies than he/she receives in lease. This negative balance can amount to several hundred euros. 

This negative difference threatens to become even larger in the coming year, because (in addition to the intended increase in the levy by one percentage point) the rent standard has also been lowered in many areas. The FPG therefore indicates that it will address the Ministry of Finance and the tax spokespersons in the House of Representatives for the legislative consultation on the 2021 Tax Plan on 26 October. The FPG believes that the negative effects of the levy must be overcome for the land owners.

New long-term policy
According to the federation, the current developments once again confirm the bankruptcy of the lease policy. Agriculture Minister Carola Schouten is preparing a new lease policy, but regularly puts it on the back burner due to other priorities (such as corona and nitrogen, among others). The FPG has now established that consultations for the bill for the new lease policy will start in the first half of 2021. The Land Chambers will also be evaluated.

LTO Netherlands has a own proposal for the lease policy presented. The FPG . was about this not very enthusiasticalso because she was not involved in this.

If the capital tax is higher than the rent they sell the land, right? In this way they can benefit from the increase in land value, because most (lease) land has been purchased or inherited for much lower prices than the leased value is now. The tenants are willing to buy at the current market interest rate.

who once had ground under their fingers.

well eh....... when it comes to granting returns, then the lease prices should be halved in favor of the tenant, wise ass. As far as rent is concerned, they are on their way back to the situation at the beginning of the 20th century.
Thanks to that right-wing clique in The Hague, the fpg apparently has a better lobby than the agricultural one. Just look at that liberalized lease. We kindly thank you for land lease in this form. Keep it, no need. Relive old times.

I argue in favor of that, I want to buy the leased land and then the owner can make that money return to pay his capital gains tax.
