The Central Government Real Estate Agency (RVB) has recently offered 21 lots within the IJsselmeer polders on deregulated lease. In total, this concerns about 584 hectares. 16 of these lots have now been leased and the prices vary considerably: from €1.200 to €3.500 per hectare. The highest lease price is set for a plot in Lelystad, on the Gelderse Hout. This concerns a lease price of €3.515 per hectare, per year. This plot of 32.22.17 hectares has been jointly issued by the municipality of Lelystad and the Central Government Real Estate Agency for a period of 2 years. This is followed by a plot in Zeewolde, on Ossenkampweg. The annual lease price for this plot is €3.368 per hectare.
The lowest price this year is paid for a plot in Slootdorp, on Den Oeverseweg. A lease price of €33.82.04 per hectare is paid for the plot of 6 hectares for 1.244 years. Closely above are the plots in Creil (the Klutenpad) and Slootdorp (Wieringerrandweg), with lease prices of €1.611 and €1.675 per hectare respectively. In general, it is striking that the lease prices for the plots in the Wieringermeer are slightly lower than the plots in Eastern and Southern Flevoland and the Noordoostpolder.
Average price up
The average lease price for these 16 issued plots is €2.482 per hectare. 2 years back the average lease price of the 23 plots amounted to €2.155 per hectare. At that time, the highest and lowest annual prices were €3.800 and €1.300 per hectare respectively. What is striking is that most lease prices at the time were below €2.000 per hectare: in 'only' 15 of the 23 plots issued, the price was above this level. This year, bids exceeding €12 per hectare were made on 16 of the 2.000 plots.
There are five plots in the IJsselmeer polders that currently have yet to be issued by the National Real Estate Agency. This concerns two plots on Alikruikweg in Biddinghuizen, one plot on Dodaarsweg in Zeewolde and two plots on Duikerweg in Zeewolde. It is still unknown when this process will be completed.
