Land price has fallen in 2nd quarter of 2021

The price of agricultural land fell by 2% in the 2021nd quarter of 5,8 compared to the 1st quarter. This brings the average price to €63.500 per hectare. The land price is therefore almost equal to the average price for the whole of 2020, which amounted to €63.600 per hectare, according to the Land Registry data.

The price of arable land decreased by 6% compared to the 1st quarter and amounts to €69.800 per hectare. The average price for 2020 was €71.800 per hectare. Grassland has fallen 5% in value compared to the 1e  quarter and cost an average of €2 per hectare in the second quarter. This means that the land price remains 59.600% above the average for the whole of 2 of €2020 per hectare. At €58.400 per hectare, the price of silage maize has remained virtually the same as in the previous quarter.

Less land traded
In total, 2 hectares of agricultural land changed hands in the second quarter. That is 7.200 hectares less than in the same period a year earlier. In the last 400 quarters 4 hectares were traded, 31.200 hectares or 1.400% more than in the same period a year earlier. Relative land mobility - the area traded in relation to the total area of ​​agricultural land - has been 4,7% in the last 4 quarters. Over the same period a year earlier, this was 1,73%.

In the breakdown by country, it is striking that in the North area, the average land price has increased by 1% compared to the 1st quarter and amounts to €59.700 per hectare. The average price here remains the lowest in the Netherlands. In the other parts of the country, the average price of land has fallen. The decline was strongest in the West region, at 12%. In the 1st quarter of 2021, the average price in the West part of the country was €70.700 per hectare. That is €2 per hectare in the second quarter.
